There’s a person
behind the Geek.

I’m Celeste Sierra—a wife, mom, mortgage professional, and breast cancer survivor. My work is about helping people navigate a major decision, but my life and my purpose reach beyond a loan closing.

Over 31 years in mortgage financing, I’ve learned that people need room to ask questions. Whether you’re buying for the first time or returning to the market after many years, I want you to understand the conversation and feel comfortable participating in it.

My own breast cancer journey has made faith, family, and community even more meaningful to me. Giving back through THE Breast Cancer Fundraiser is one way I turn that gratitude into action.

Where are you headed?

There’s more than
one way home.

You don’t need every answer before you reach out. Whether you’re ready to move or just figuring things out, we can start with your questions.

01 / BUY YOUR NEXT HOME

What working together looks like

Your mortgage should
fit your conversation.

A home loan is more than an interest rate. Your down payment, monthly payment, available savings, income, and plans for the property all belong in the same conversation.

We start by understanding those pieces. Then we can discuss what information is needed to review your options, what questions remain, and what next steps fit your timing.

If something needs preparation, I’ll explain what we need to look at. If you’re ready to move forward, we’ll discuss the application and documentation process so you know what comes next.

Buying a home

Before you fall in love with a listing, let’s talk about a payment you would feel comfortable managing. We’ll discuss the purchase price alongside down payment, closing costs, property taxes, insurance, and any applicable mortgage insurance or association dues.

Pre-approval involves a review of your financial information. It’s a useful step in preparing to shop, but final approval also depends on the property, underwriting, and other loan conditions.

Already a homeowner?

A refinance deserves a closer look at both the potential benefit and the cost. A lower monthly payment can come with a longer repayment period or other tradeoffs, so the right question is whether the whole picture fits your goal.

Tell me whether you’re hoping to change your payment, use equity, or review your current financing. We can identify the information needed to evaluate that next step.

Let’s explore the possibilities

A starting point
for your situation.

Your income, goals, and timeline help shape the conversation. These are a few of the topics we can explore together.

A little more geek knowledge: click or tap a card to turn it over.

Program availability and eligibility vary. A conversation is the first step, not a guarantee of approval.

Let’s make a plan.

Ready now or planning ahead, you’ll have a clearer idea of what to work toward.

For my Realtor partners

Have a buyer
with a question mark?

Before you put that buyer on hold, let’s have a conversation. I can help you understand what needs a closer look and what your buyer may need to work on.

Know where your buyer’s file stands.

My Realtor partner portal gives connected agents real-time updates on their leads and files. If we aren’t connected through your own CRM, it offers a shared place to follow the buyers we’re working with together.

Use the sign-up link below to get connected to my Realtor partner portal. Want to learn how we can work together, discuss a buyer scenario, or see how the portal fits your workflow? Schedule a Zoom with me and let’s walk through it.

Good partnerships start with good communication.
Let’s keep the conversation going.
Ready when you are

Skip the phone tag.
Start your application.

If you already know you’d like to apply, you can begin directly in my YourMortgageGeek smart borrower portal. It’s the place to start your mortgage application online.

If you’re still deciding or want to talk through your situation first, reach out to the Geek. We can discuss your questions before you begin.

The application opens in a new tab on my YourMortgageGeek smart borrower portal. Starting an application does not guarantee approval.

A little homework. A lot more confidence.

Before we talk,
think about these.

You don’t need a perfect file or all the answers. A few notes can help us make the most of our first conversation.

Let’s plan your next step ↗
  1. Your comfortable monthly budgetWhat payment would fit your life and leave room for the things you enjoy?
  2. Your timing & prioritiesWhen would you like to move, and what matters most about your next home?
  3. Your income & savings pictureThink about how you’re paid and what you’ve set aside. We’ll discuss documents through an appropriate secure process.
  4. Your biggest questionCredit, down payment, selling first, or something else—bring the question that’s holding you back.
Good questions. A great place to start.

You might be wondering…

Do I have to be ready to buy right now?

No. We can start with your goals and timing, then talk about what you might want to prepare before you’re ready.

I’m self-employed. Can we still talk?

Absolutely. Tell me about your situation, and we can discuss what documentation may be needed to explore financing options.

What happens during a discovery conversation?

We talk about what you’re trying to accomplish, your questions, and the next steps for reviewing your situation. It’s a chance to get to know each other, too.

¿Podemos hablar en español?

¡Claro que sí! Podemos conversar en español sobre tus metas y tus preguntas acerca del proceso hipotecario. Llámame o envíame un mensaje para comenzar.

After the keys, think protection.

You bought your home.
Now plan for what’s next.

Closing day is a milestone—and a good time to review how your home fits into your family’s future. Two useful conversations are living trusts and mortgage protection through life insurance.

Living trusts: a properly funded trust can provide instructions for managing and passing on the assets it holds. The documents, property title, and the people you name all matter; an estate-planning attorney can guide those decisions.

Mortgage protection: life insurance can help beneficiaries manage a mortgage and other household expenses if the insured dies while coverage is in force. Coverage depends on the policy’s terms and is different from PMI or homeowners insurance.

Ismael “Ish” Ververa with The Financial Architects can help you review your protection goals, explore insurance options, and discuss how living trust planning fits into your broader financial picture. For legal recommendations and trust preparation, work with a qualified estate-planning attorney.

Ish is also my husband. Insurance is optional and is not a condition of your mortgage.
